The building process

We do everything we can to make the experience of building a new home the best possible experience for you. Our planning and building process provides you with an exciting, rewarding experience with the comfort of knowing that there will be no cost overruns and that you’ll get exactly what you want.

 

We discuss all aspects of the building process with our clients, including any and all items that will impact the budget. Aside from any mid-construction changes confirmed by you, the price we start with is the price we end with.

 

Our clients are encouraged to visit the site often and learn as much as possible about the construction process. This way, you will have a greater understanding of how planning and design increases the enjoyment of your new home. If you are unable to visit, we can keep you up to date with digital pictures and email.

We also take pride in using local suppliers and sub-trades whenever possible. We have found that the price and variety of locally produced products can be competitive with the larger metropolitan areas. We source the best price for the best product that will achieve the goals of the client and the budget. This may take a little extra time, but don’t worry – many New Dawn clients have discovered that quality does not necessarily have to cost more.

A closer look at building your home

There are typically 10 steps involved in building your home:

  • Initial client meeting – Here we establish your general thoughts for the style of the home (interior and exterior elements) and determine budget parameters so you know what is possible.
  • Preliminary drawings – Using information from the initial meeting, preliminary drawings are created by our in-house design team.
  • Drawing and budgeting process – Working with you, we modify your plans until we get them exactly right and begin an internal budgeting process to ensure we are fitting within the required budget.
  • Pre-selection meeting – At our design centre, we work with you to determine the materials that will be used to construct your home.
  • Final drawings and specifications – Now that construction and permit drawings are complete, you will receive a detailed specification guideline for your review and approval. This document will be used for contract pricing and will ultimately form the specifications within the contract.
  • Contract pricing – Plans and specifications are then distributed to our suppliers and subcontractors to generate final pricing.
  • Contract presentation and signing – The final contract price is presented to you and, provided everything is acceptable, the contract is signed and work begins.
  • Construction – Permits and warranty registration are completed and our production team begins to gather the necessary equipment and surveyors to start excavation and the foundation of your new home, and construction begins.
  • Selection meetings – Working closely with our design consultant, you will choose and finalize all the selections for your home. You'll attend several meetings, each of which will focus on different sections of the home (i.e. exterior, plumbing fixtures, cabinetry, flooring, etc.). Spreading the selections out like this allows for some flexibility and alleviates the pressure of having to choose everything at once.
  • Possession – Once all the work is complete, we are very proud to hand you the keys to your new home.

 Here is what you can expect regarding your payment schedule:

  • For steps 1 to 3 above – There is no commitment on your part for the first three steps in our building process.
  • At step 4 above – Once you are satisfied with the preliminary drawings and budget, we require a deposit to cover the cost of the drawings. This is intended to cover the time and effort we have put into the project to this point. Should the final contract price come within three per cent of the initial budget and you choose not to proceed with the contract, your deposit would be used to pay for the drawings, which then become your property. If you proceed with the contract, the deposit would be applied toward your final contract price.
  • Contract payments
  • Deposit of $40,000 + HST at the signing of the contract
  • Four equal payments at various stages of construction:

    1. Completion of foundation
    2. Completion of framing
    3. Completion of drywall
    4. Possession of your home 

The general timing involved in building your home is as follows:

  • Plans and drawings can take as little as three to four weeks to finalize, depending on the amount of revisions and the time that it takes to go back and forth
  • Once the plans are completed, contract pricing and preparation takes about two to three weeks
  • For construction, we require six months from the start of the excavation to your possession date, although we often complete in less time than that and offer our clients early possession
